General House Policies

Please familiarize yourself with our general house policies, to ensure that all of our guests have a comfortable stay.

Check In & Check Out Times

Check in begins at 3pm up until 10:00pm. Please contact us if you are delayed.
Check out is by 12 Noon.

Minimum Stay

We require a minimum stay of 2 nights.

Occupancy

Each home has a maximum number of occupants based on the number of available beds. Please refer to the accommodation details for maximum occupancy.

Smoking/Vaping

We are pleased to offer a variety of smoke-free homes here in Twentynine Palms. There is no smoking or vaping allowed in the homes but guests can enjoy said activities outside. And we ask that guests properly dispose of any and all smoking materials in the provided trash receptacles.

Pets

Some of our homes are pet friendly, while others are not. Please refer to the accommodation details for specifics in regards to pets.

Cancellations and Changes

At 29 Palms Vacation Rentals, our bookings require a 50% deposit at time of booking and full payment 30 days before arrival. And once payments are made, there are no refunds. Our policies are pretty standard in the vacation rental industry. 

The reason for strict cancellation policies is that property owners count on income from advance bookings. Once a booking for one of their properties is received, the property is removed from the market for those dates, and potential renters look elsewhere. If we accepted last-minute cancellations and refunded the renter, the odds of rebooking a property for those dates are very low — and we wouldn’t be serving our property owners in good faith.

If you need to adjust the dates of your stay, please contact us immediately to make the necessary arrangements, if possible.

Of course, the best way to protect your vacation is to purchase travel insurance. Typically travel insurance runs about 7 percent or the cost of a booking — or, for a $1,000 stay, about $70. When you think about it, that’s a very small investment to know that if your trip is disrupted due to any unforeseen events, you’ll have the money to take the trip again.  For your benefit, we have partnered with  Rental Guardian to bring this offer to you. Travel insurance may be purchased at any time up until final trip payment or 30 days prior to arrival, whichever is later.

Payment

We accept online payments (Visa, Mastercard, Discover and American Express) through Stripe. Payment of the applicable 50% Rental Deposit amount together with a completed and signed Rental Agreement must be received and approved by 29PVR before a confirmation will be issued. No grace period will apply.

Final payment, consisting of the remaining balance, must be received by 29PVR at least thirty (30) days prior to guest arrival (or immediately if booked less than thirty (30) days in advance of guest arrival).

Failure to make final payments on a timely basis will make reservation subject to automatic cancellation.

Travel Insurance (Optional)

Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined, you acknowledge you have read and understand our cancellation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants.To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guests purchase trip cancellation and Interruption Protection insurance to assure refund of deposits paid and reimbursement of other vacation payments.

Catastrophic Events & Emergency Evacutions

If a catastrophe (hurricane, tornado, earthquake, flood, fire, or wild fire etc.) or any situation simply beyond our control impairs the vacation rental, VROSB is not responsible for finding alternate lodging for the renter or for the renter’s financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Therefore, we suggest you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk. There will be no refunds of any kind for evacuations.

There will be no refunds or rebates given to Renter as a result of unfortunate circumstances outside of Owner or Property Manager’s control. For example, Property Manager and Owner shall not be liable for unfavorable weather, acts of God, disruption of utility services, malfunction or breakdown of appliances, or other equipment such as TVs, or DVD players.

Additional Policies

Property Manager or Owner shall make repairs as expeditiously as possible after being notified by guest. Property Manager , Owner and/or contracted repair professionals, shall have the right to enter said premises during reasonable hours to examine and make such repair(s) as may be deemed necessary for the safety or comfort of Guest There will be no refund or rebates issued to Guest as a result of the repairs or time required to complete them.

Should Guest breach any of the terms of this Agreement, Guest shall be liable for all costs, damages and expenses incurred including reasonable attorney’s fees. In the event that any actions or proceedings are initiated by either party with respect to this Vacation Rental Agreement, the parties agree that venue thereof shall be in the county within which the above described property is located within the State of California.

Upon request of the Guest any personal items left in and or/on the premises will be returned at Guest’s expense through a mailing service.

No smoking on the premises per California Civil Code section 1947.5. A violation of this policy will result in a $250.00 cleaning charge.

No parties or events allowed without prior approval. Fee may be assessed.
Please be sure to keep noise at a reasonable level and is mandatory after 10:00p.m. Any infraction of excesses noise could result in loss a $500 fine and/or immediate expulsion from the property.
